THE PROCESS...
The REO Purchase is different from buying a home from a local homeowner; you are purchasing direct from a corporation, the Bank. REO properties are sold strictly 'as is'. It is advised to bring your contractor to property showings or public open houses prior to placing offers on these properties. Once the Bank accepts an offer the process moves very quickly, most Banks expect contracts returned in 72 hours or they will move to back up offers. You are entitled to a home inspection for your own knowledge of the property this must be done within 1-2 days of offer acceptance. Contracts will be sent to your attorney for your signature and down payment, please choose an attorney with REO experience! Please also choose a mortgage broker with REO experience! Your realtor must also be experienced! You are required to complete the Mortgage Pre-Qual process PRIOR to placing an offer. All REO Banks are different, some require pre-qual through their Bank.
